Welcome to 285 Harvard Street!

Over the years since the birth of our Condominium Association in 1977, members of the Board of Trustees have worked with owners and residents to keep our beautiful, historic building the pleasant and harmonious home it has been since 1929 and preserve the value of our investment in it through the twenty-first century.  

285 Harvard Street comprises forty-eight individually owned condominium units, two Association-owned rental units in the basement, and a number of common areas. 

The building is run by a board of trustees (a minimum of two and a maximum of six) elected by the owners and a management company hired by the Board. Each unit is assigned a percentage of the “beneficial interest” in accordance with its size (see Trust and Bylaws)—a trustee election requires owner votes representing 51% of the beneficial interest.  The Board is responsible for the overall physical and financial health of the building; the management company advises and consults with the Board.  

With the Board's approval, it commissions and supervises necessary capital expenditures and maintenance work, and keeps the books. 285 Harvard Street is currently managed by Anchor Management.

The Master Deed and Condominium Bylaws contain complete details of the organization and operation of the Condominium.  Unit owners ordinarily provide copies of these documents to the new owners as part of the process of selling a unit.

If there is an available opening, any owner can run for election to the board.  Signatures on ballots representing 51% of the beneficial interest must be submitted to the Middlesex South Registry of Deeds together with certification of your acceptance of your election.

Board meetings are held on the second Tuesday of each month, or as otherwise posted on the website, in the basement laundry room. The trustees encourage all owners and residents to attend the meetings and become involved in the common life of the building; we ask that everyone be courteous.

An annual meeting of all unit owners is held each spring, usually in March.  
At that meeting, the Board reviews projects completed during the year and presents financial reports and projections for the next year. 

Approved minutes of the monthly and annual owners' meetings are posted on the website;  print copies are posted on the lobby and basement  bulletin boards..
